Dholera mein plot lena safe hai? 2026 ground reality

Main ek property buyer's advisor hoon — broker nahi, agent nahi.

Matlab mera kaam ye nahi hai ki aap koi plot kharido aur mujhe commission mile. Mera kaam ye hai ki aap jo bhi kharido, woh galat na ho.

Isliye jab Dholera ke baare mein likhta hoon, toh builder ki brochure wali baat nahi karoonga. Jo ground par ho raha hai — woh bataunga. Jo risks hain — woh bataunga. Aur kaun sa buyer is market ke liye sahi hai, kaun sa nahi — woh bhi bataunga.

Toh seedha sawaal ka seedha jawab:

Kya Dholera mein plot lena safe hai?

Short answer: Depend karta hai — kya khareed rahe ho, kahan se, aur kitne time ke liye.

Dholera actually hai kya — hype hatao, facts lao

Dholera Special Investment Region (SIR) Gujarat mein hai. Ye India ka pehla planned greenfield smart city hai, jo Delhi-Mumbai Industrial Corridor (DMIC) ka hissa hai.

920 square kilometer mein phela hua ye project sirf ek real estate scheme nahi hai — ye ek government-backed industrial + residential city development hai, jisme central aur state dono governments ka paisa laga hai.

2026 mein kya actually hua hai:

  • Ahmedabad–Dholera Expressway — 109 km, March 2026 mein PM Modi ne inaugurate kiya. Ab Ahmedabad se Dholera 40-45 minute mein.

  • Dholera International Airport — Phase 1 construction December 2025 mein complete. Licensing aur trial stages chal raha hai. Full passenger operations late 2026 expected — lekin AAI ne officially confirm nahi kiya abhi.

  • Tata Electronics semiconductor plant — ₹91,000 crore ka fab plant, Cabinet approval February 2024 mein. Trial production 2027 target hai.

  • Basic infrastructure — roads, water, power, fibre — Activation Area (22.5 sq km) mein already installed hai.

Ye sab real hai. Kagaz par nahi, zameen par dikha raha hai.


Toh phir problem kya hai?

Problem ye hai ki jo zameen par ho raha hai, aur jo broker aapko bech raha hai — dono alag cheez ho sakti hain.

Dholera ke naam par Gujarat aur baaki India mein hazaron plots bik rahe hain. Unme se sabhi legitimate nahi hain. Aur jo legitimate nahi hain, woh exactly waise hi dikhte hain jaise legitimate ones.

Teen cheezein samajhna zaroori hai:

1. SIR boundary ke andar vs bahar

Dholera SIR ki officially approved development sirf Town Planning (TP) Schemes ke andar hoti hai — TP1, TP2, TP5, TP6 etc. Ye schemes total 920 sq km mein se approximately 422 sq km cover karti hain.

Iske bahar ki zameen? Woh agricultural land hai. Gujarat general property law ke under aati hai. Us par SIR ke koi special rights, infrastructure commitments, ya DSIRDA approval nahi hote.

Fraud yahan hota hai: Broker aapko ek plot dikhata hai jo map par "Dholera ke paas" lagta hai. Phone screen par distance thodi si lagti hai. Documents mein "Dholera SIR" likha hota hai. Lekin actually woh plot SIR boundary ke bahar, agricultural land par hai.

Enforcement Directorate ne 2025 mein Rajasthan aur Gujarat mein aisi schemes pe raids ki hain.

2. RERA registration

Agar koi developer Dholera mein plots bech raha hai, toh uske paas RERA registration hona chahiye. Bina RERA ke koi bhi plot scheme legally protected nahi hai buyer ke liye.

Haan, kuch non-RERA plots bhi legal hote hain — agar title clear ho, NA (Non-Agricultural) conversion ho, aur TP scheme ke andar ho. Lekin ye verify karna ek common buyer ke liye mushkil hota hai. Isliye independent review zaroori hai.

3. "Government approved" ka matlab government project nahi hai

Bahut saari private schemes apni marketing mein government ki imagery use karti hain — DMIC ka logo, Gujarat government ke photos, "smart city" branding. Iska matlab ye nahi ki woh government ka project hai.

Official Dholera SIR development DSIRDA (Dholera Special Investment Region Development Authority) ke through hoti hai. Private developers DSIRDA se approved TP plots khareed ke residential schemes bana sakte hain — but woh government scheme nahi hai.


Kya build hua hai, kya abhi bhi kagaz par hai

Ye honestly samajhna zaroori hai:

Matlab: infrastructure ka skeleton tayyar ho raha hai. Lekin ek city ki tarah rehna abhi shuru nahi hua. Jo log "buy karke 2 saal mein return" ki baat karte hain — woh buyers ko mislead kar rahe hain.

Ye ek 5 se 8 saal ka investment hai. Jaldi return chahiye toh Dholera aapke liye nahi hai.


Sahi buyer:

  • Jiske paas 5-8 saal tak paisa lock karne ki capacity hai

  • Jo diversification ke liye invest kar raha hai — poora savings nahi laga raha

  • Jo Gujarat connection rakhta hai ya industrial city ke growth story ko samajhta hai

  • NRI jo long-term India mein asset banana chahta hai

Galat buyer:

  • Jise 2-3 saal mein return chahiye

  • Jo apni poori savings ya loan lekar invest kar raha hai

  • Jo broker ke bolne par sign kar raha hai bina document verify kiye

  • Jo "limited offer, aaj hi decide karo" pressure mein aa raha hai


Plot verify kaise karein — 5 zaroori checks

Agar aap seriously Dholera mein invest karna chahte hain, toh ye 5 cheezein verify karo:

1. TP Scheme confirmation Plot kaunsi TP scheme mein hai? TP1, TP2, TP5, TP6 — in schemes ke andar hona chahiye. DSIRDA ki official website par ya Dholera Industrial City Development office mein verify karo.

2. NA permission Zameen ka Non-Agricultural conversion hua hai ya nahi? Bina NA permission ke residential plot legally build nahi ho sakta.

3. Title chain check Last 15-20 saal ka ownership history clean hona chahiye. Agricultural land se NA conversion ke sab steps documented hone chahiye.

4. RERA registration Developer ka RERA number lo. Gujarat RERA portal par verify karo — gujrera.gujarat.gov.in

5. Physical site visit Map par dikhne wali location aur actual plot location same hai ya nahi — khud jao ya kisi trusted person ko bhejo. Bahut scams mein plot exist hi nahi karta.


Honest verdict

Dholera real hai. Development ho rahi hai. Infrastructure ka ek solid base tayyar ho raha hai.

Lekin Dholera ke naam par jo bazaar chal raha hai — usme bahut saara noise hai. Builder-funded blogs, commission-driven brokers, aur "government project" banne wali private schemes.

Ek independent advisor ke tor par mera kaam ye hai ki aapko sahi plot se milau, galat se bachau — chahe woh Dholera mein ho ya kaheen aur.
